Monthly Home Maintenance Tasks Most People Forget
Most home problems — mold, appliance breakdowns, water damage — start as a maintenance task nobody remembered to do. Eight monthly checks (about 30 minutes total) prevent 90% of these issues in Southern California homes.
Most homeowners we work with in Montrose and Pasadena are excellent at cleaning what they can see. What gets missed is what happens inside the home — filters, drains, appliances. Here's the monthly list our own crews follow at home.
1. Replace the HVAC filter
Every 30–90 days depending on filter type. A clogged filter reduces AC efficiency by up to 15% and shortens the compressor's life.
2. Run vinegar through the garbage disposal
Fill an ice cube tray with white vinegar, freeze, then run a few cubes through the disposal. Cleans blades and freshens the drain in under 60 seconds.
3. Clean the dryer vent
Not just the lint trap — the actual vent hose. Clogged dryer vents cause thousands of house fires per year. Detach and vacuum out once a month.
4. Check under-sink cabinets
Look for water rings, warping, or drip marks. Catching a slow leak early prevents cabinet replacement and mold remediation.
5. Wipe down the refrigerator gasket
The rubber seal around the door. Sticky residue prevents a proper seal, which makes the fridge work harder. Wipe with warm soapy water.
6. Run empty dishwasher cycle with vinegar
One cup of white vinegar in the top rack, hot cycle, no soap. Removes soap scum and mineral buildup that reduces cleaning power.
7. Check bathroom exhaust fans
Take the cover off, vacuum the dust out, put the cover back. In Southern California this is the difference between a mold-free bathroom and a $2,000 remediation bill.
8. Test smoke and CO detectors
Push the button. Replace batteries if needed. Ten seconds per detector.
Adding professional support
Some of these tasks — deep-cleaning bathroom vents, cleaning behind the fridge — fit naturally into a deep house cleaning visit every 3–6 months. Book that visit and the maintenance list gets shorter.
Local note
Southern California's dry climate reduces the urgency of some maintenance tasks (basements, freezing pipes, gutter icing). But bathroom mold, HVAC dust, and dryer lint fires are just as common here as anywhere else — often more common because our AC systems run harder.

How long does this monthly list take?+
About 30 minutes total if you batch it into one session.
